The right loan starts with the right questions.

Here's how each loan program works, in plain language. The best fit depends on your income, credit, savings, and the property, so treat this as a starting point for a conversation, not a decision.

Please note: Programs, guidelines, and availability change and vary by lender. Nothing on this page is a commitment to lend, a rate quote, or a pre-approval. Eligibility is determined only after a complete application, credit review, and underwriting.

How it works

From first call to closing

  1. Talk it through

A short conversation about your goals, timeline, income type, and the kind of property you want.

  2. Get pre-approved

You apply through a secure portal. Your loan officer reviews credit, income, and assets and explains what you qualify for.

  3. Shop with real numbers

Every home you consider gets a monthly-cost estimate, so you know the payment before you tour.

  4. Make the offer

Your offer carries a pre-approval from the same team negotiating it, which listing agents take seriously.

  5. Lock and underwrite

We help you decide when to lock your rate, then work through appraisal and conditions together.

  6. Close

Review your closing disclosure with your loan officer line by line before you sign.

Common questions

Good to know

What's the difference between pre-qualification and pre-approval?

A pre-qualification is an estimate based on what you tell a lender. A pre-approval involves reviewing your credit and documents. Neither is a final loan approval; that comes after underwriting and an acceptable appraisal on a specific property.

How much do I need for a down payment?

It depends on the program. Some conventional loans for qualifying buyers allow as little as 3% down, FHA loans can allow 3.5% down for qualifying borrowers, and VA loans can allow no down payment for eligible veterans and service members. You'll also need funds for closing costs and, sometimes, reserves.

Does checking my options hurt my credit?

Using the calculators on this site doesn't involve your credit at all. A full pre-approval usually includes a credit check. Ask us before you apply if you'd like to talk through timing.

Can I use rent from a duplex or rental to qualify?

Often, part of the expected rental income can be counted, depending on the program and documentation such as leases or an appraiser's rent estimate. The rules differ between loan types, so it's worth a quick conversation.
